You will also have to pay a variety of costs – such as documentary stamp taxes, owner’s policy of insurance, and even added fees to cover other loan expenses. Remember, these fees often negotiable. For this reason, it’s always a good idea to work with a Realtor who knows what it takes to get you the best deal possible.

When you are buying a home in Florida, you’ll come across many deed restricted communities. This may seem like a confusing term, but it’s pretty simple to understand. A deed restricted community is a planned community that is governed by a homeowner’s association. What this means is that the residents of one such a community must comply with recorded documents which restrict how the property is used. For example, a deed restricted community may have specific rules regarding pet ownership, number of guests, the use of public areas, etc.

However, you are free to choose the lender that provides you with the best loan, and the best services. You certainly can’t and should never be coerced into using a mortgage lender that does not represent your interests.
